The home has been stripped down on the lower (main) level, but the upstairs of the home is still in good condition. Home also has a nice attached garage. Recent survey split the property and property has a shared gravel driveway. Property is partially fenced and would be a great location for livestock. IMPORTANT NOTICE TO BIDDERS
By registering to bid (online or in person), all bidders acknowledge they have read, understand, and agree to be bound by these Terms and Conditions of Sale. Bidding in this auction constitutes a legally binding agreement. All sales are final, and terms are non-negotiable.
Bidder Registration Requirements
All bidders must register to participate. NGW Auctions may, at its sole discretion, set registration requirements and qualifications. Bidders must be at least 18 years old and legally able to enter into a binding contract.

Provide proof of funds for the required earnest money deposit

Entities (LLCs, corporations, trusts, etc.) must be authorized and prepared to sign and close in the entity’s name; all parties involved will be held jointly and severally liable.
NGW Auctions reserves the right to deny or revoke bidding privileges at any time.
Auction Format & Announcements

The highest online bid will carry over to the live auction but does not constitute a winning bid.
All announcements made the day of the auction take precedence over any prior printed or verbal statements. Seller reserves the right to withdraw the property at any time before the auction concludes.
Auctioneer Authority
All decisions by the Auctioneer are final. NGW Auctions reserves the right to:

Reject any bid or bidder

Accept backup offers

Reopen bidding in the event of a tie or dispute

Set and control bidding increments

Bid on behalf of the seller up to the reserve price (unless declared absolute)
Earnest Money Deposit (EMD)
The winning bidder shall provide a non-refundable $7,500 earnest money deposit, due as follows:

Live bidders: Deposit is due immediately following the auction via certified check, cashier’s check, or cash.

Online winning bidder: Deposit must be received by NGW Auctions within 24 hours via wire transfer or certified funds.
Funds will be held in NGW Auctions’ escrow account until closing. The balance of the purchase price is due within thirty (30) days from the fully executed contract date. Deposit becomes part of the purchase price at closing.
Buyer’s Premium
A 10% Buyer’s Premium will be added to the final high bid to determine the Total Contract Price. Buyer is responsible for this amount in addition to all standard closing costs.
Broker Participation
NGW Auctions welcomes broker participation.

Brokers must submit a fully completed Broker Registration Form by 5:00 PM on the business day prior to the auction.

A 20% commission (of the net Buyer’s Premium) will be paid to properly registered agents representing a buyer who successfully closes.

Agents must attend the auction or be present for online bidding. No commission is paid to agents purchasing for themselves, immediate family, or business entities they own.
Bidding Process & Conduct
All bids are irrevocable once placed. Bidders may not withdraw bids during the auction. The property may be offered in one or more parcels or combinations. Auctioneer will determine bid increments.
Online Bidding Disclaimer
Pre-bidding online does not constitute a final sale. Online bidders understand:

The high online bid is not binding unless accepted during the live auction.

Online bidders may participate live via phone or in person with prior arrangement.

If the high online bid is accepted by the seller, the bidder must sign all contracts and submit the deposit within 48 hours.

Online purchases are subject to all standard terms, including AS-IS sale condition and EMD rules.
Property Sold “AS-IS, WHERE-IS”
All properties are sold AS-IS, WHERE-IS with no warranties, guarantees, or representations by NGW Auctions or the seller.
Bidders are responsible for conducting their own due diligence, inspections, and inquiries before bidding. All information provided is deemed reliable but not guaranteed.
Buyer accepts the property in its current zoning, condition, and with all easements, rights-of-way, and restrictions of record. Institutional or estate sellers may have limited knowledge of the property and provide no disclosures.
Financing
This sale is not contingent on financing. Bidders are strongly encouraged to have all financing, legal review, and due diligence completed prior to bidding.
Closing & Title
Closing will occur within thirty (30) days of mutual contract execution. Buyer shall receive a Special Warranty Deedand is responsible for customary closing costs (including title insurance, recording fees, survey if required, etc.). Taxes will be prorated to the date of closing.
Failure to Close / Default
In the event of buyer default or failure to close within the allotted time, the earnest money deposit will be forfeited and may be pursued as liquidated damages, in addition to other remedies as outlined in the purchase contract.

Buyer assumes all responsibility for environmental and property condition matters. NGW Auctions and the seller make no representations regarding the presence or absence of hazardous materials or structural conditions. Acreages and square footage figures are approximate and not guaranteed. Property is subject to rights-of-way, easements, and other recorded conditions.
Reserve Auction Acknowledgment
This is a reserve auction unless otherwise stated. The high bid is subject to seller confirmation. Buyer’s offer is irrevocable for seven (7) business days following the auction. If not accepted within that time, the offer and deposit will be voided and returned.
Indemnification
By bidding, the buyer agrees to indemnify and hold harmless NGW Auctions, its affiliates, agents, and any closing company used, from any claims, losses, or disputes arising from this transaction, except in cases of gross negligence or willful misconduct.
